A quick map of what we actually do - the order roughly reflects how often it comes up in Houston. Pressed concrete piers are the workhorse repair across the inner loop and west Houston. Six-foot cylindrical concrete sections stacked under the foundation until they hit refusal (the depth where the soil stops compressing under load). On most Houston jobs that's between 14 and 22 feet down; we've gone past 28 in a few spots near Buffalo Bayou. Cheaper than helicals, faster to install, and matches the bearing characteristics of most original Houston slabs. Helical (screw) piers come into play when we need to reach deeper bearing soil - typically anything south of the Sims Bayou area where the soil profile is different, or any case where we can't get the equipment into a tight side-yard. More expensive per pier, but sometimes the only option. Drainage corrections are the cheap, high-impact work most homeowners don't think about until it's too late. French drains around the foundation perimeter, downspout extensions out 10+ feet from the slab, regrading where the yard slopes toward the house. We've watched a $3,800 drainage project save a $30,000 pier job two years later. Root barriers around perimeter trees - particularly the live oaks and big pecans within 25 feet of the slab - are worth doing for any homeowner with mature trees. Tree roots are the second-biggest cause of foundation movement in Houston after clay soil swelling. The barrier is a vertical poly sheet trenched in 30+ inches. We coordinate the slab leak detection (we don't do the actual leak detection - we work with two experienced plumbing partners across town who specialize) and we handle the foundation side of the repair when the leak is found. Engineering reports are part of every job over $5,000 - stamped by our P.E. partner, satisfies mortgage lenders and future buyer inspectors.
